IXAfrica's NBOX1 campus sits on 4.3 acres (17,300 m² of land) along Nairobi's Mombasa Road, within the same connectivity-dense corridor as Africa Data Centres' NBO1. The campus is designed for two buildings totalling 15,587 m² of footprint and 6,621 m² of colocation space: NBOX1.1 is live with 4.5 MW of IT power, while NBOX1.2 is planned to add a further 18 MW, taking the full site to a designed 22.5 MW. Power is fed via four 11kV and two 66kV utility connections backed by 11kV diesel generators rated at 2.5MVA each with a 70-hour run time. Cooling uses an autonomous indirect adiabatic cooling (IAC) system with N+1 IAC units per data hall, an ASHRAE-compliant, low-water design suited to Nairobi's climate. IXAfrica markets the campus as AI- and hyperscale-ready, though the operator does not publish a formal third-party Uptime or TIA Tier certification for the site.
