Why prices sit where they do
Kenya's data centre market is concentrated in Nairobi, split between the Mombasa Road corridor and the Langata/Karen area, with new hyperscale capacity being built just outside the city in Kiambu County. Africa Data Centres (Liquid Intelligent Technologies) runs the market's oldest carrier-neutral facility, the former East Africa Data Centre at Sameer Business Park, Uptime Tier III-certified with 7.5 MW of available site capacity. Digital Realty's Nairobi campus (rebranded from iColo in September 2026) comprises two buildings, NBO1 and NBO2, on Langata South Road; IXAfrica runs a purpose-built campus on Mombasa Road with 4.5 MW live and 18 MW more planned on the same site. Safaricom holds Uptime-certified enterprise facilities at Thika and Red Hill, near Limuru, and Nxtra by Airtel Africa is building a 44 MW hyperscale campus at Tatu City, Kiambu, targeted for 2027.
