Why prices sit where they do

Singapore is the most expensive colocation market in Asia-Pacific and one of the most expensive in the world, and the reason is policy rather than the cost of building. The 2019–2022 moratorium on new data centers, followed by capacity rationed through the DC-CFA allocation process, capped supply while demand kept compounding. Vacancy sits near zero, so operators price to scarcity. Electricity compounds it: commercial tariffs of $0.262/kWh are roughly 2.5× Vietnam's and double Thailand's, and power is metered on top of the rack rate. What the premium buys is the region's densest carrier and submarine-cable interconnection, which is why latency-sensitive workloads still pay it — 8 ms to Kuala Lumpur, 16 ms to Jakarta, 29 ms to Bangkok. The standard arbitrage is to keep the interconnection-critical tier in Singapore and push bulk compute to Johor or Batam, an hour of fibre away at a fraction of the rate.
