Commonwealth Edison is upgrading infrastructure to the site, including a new on-site substation the utility expects to energize in mid-2026, and Compass estimates the project's value on completion at roughly $10 billion in local investment with about 1,000 construction jobs generated along the way. As demolition proceeds, Compass says it is repurposing concrete, stone block and asphalt from the old Sears buildings as fill and aggregate for new construction, using an internal AI tool to help optimize the mix of reclaimed materials. The Hoffman Estates campus is Compass's first hyperscale development in Illinois and its entry into the Chicago-area market; no tenants, building-level capacities or third-party certifications have been disclosed.
