Why prices sit where they do

North America is the deepest colocation market in the world and the only one with a reliable public benchmark: CBRE reports $196.25 per kW per month average asking rate for 250–500 kW requirements, up 6.6% year on year. Northern Virginia prices above that at $215/kW and rose 19%, because vacancy in the primary market is under 1% and power, not land, is now the binding constraint. Utility interconnection queues run years, which turns already-energised capacity into the scarce asset. Electricity at $0.103/kWh in Virginia is cheap by global standards and is not what drives the price; the premium is for interconnection density and for the fact that a new entrant cannot simply build next door. Buyers with latency tolerance increasingly look at Dallas, Phoenix and Columbus, where the same operators price materially lower for the same technical specification.

Frequently asked questions

How much does colocation cost in United States?

Wholesale colocation in United States is benchmarked at $196 per kW per month (+6.5% YoY). Retail per-rack pricing varies with density and contract length; power is metered on top of the rack rate in almost every market. Source: CBRE, North America Data Center Trends H2 2025.

Why is colocation priced the way it is in United States?

Commercial electricity in United States is $0.117 per kWh, and power is the largest single input into a colocation rate. On top of that sit land and grid-connection availability, interconnection density, and how much capacity competes for the same tenants — 1344 facilities in our catalog, 178 of them announced or under construction.

Where is colocation cheaper near United States?

United States sits at the cheaper end of its regional cluster on the inputs we can verify. The table below compares neighbouring hubs on power tariff, facility count and round-trip time.
