Fairwater is Microsoft's flagship AI datacenter campus in Mount Pleasant, Wisconsin (Racine County), which the company completed construction on in June 2026 following a May 2024 announcement. The 315-acre site spans 1.2 million sq ft across three buildings, using NVIDIA GB200 servers with Blackwell GPUs — 72 GPUs per rack — connected through NVLink/NVSwitch at rack level and an 800 Gbps InfiniBand/Ethernet fat-tree fabric. Microsoft describes a closed-loop liquid cooling system with zero operational water waste covering more than 90% of the datacenter, built around what the company calls the second-largest water-cooled chiller plant in the world. No exact power-capacity figure has been published by Microsoft. The company estimates $4.7 billion in hyperscale construction spend in Wisconsin between 2024 and 2028 and has committed a further $4 billion to build a second, similarly sized datacenter at the same campus, targeted for completion in 2028, taking total Wisconsin investment past $7 billion.
