Flexential Dallas - Talty 1

Flexential is developing a new data center campus on 110 acres in Talty, a small town in Kaufman County roughly 25 miles southeast of downtown Dallas, according to a press release the operator issued alongside its August 2026 $800 million development financing. Phase 1 of the campus secures 36 MW of power and 375,000 sq ft of building space, with Flexential describing the site's total potential across three planned buildings as up to 108 MW. The company says the campus will use a closed-loop cooling architecture targeting zero water use (WUE = 0), positioning it for the same AI and high-performance-computing demand driving its other new-build announcements in Atlanta and Portland. Flexential's timeline calls for site work to begin in early 2027, with first customer availability targeted for late 2028 — meaning the campus is still at the land-acquisition and planning stage, with no building yet under construction, no certification, and no anchor tenant disclosed as of the announcement.
