Long-Lead Equipment

Long-lead equipment is power and cooling gear, such as transformers, switchgear and generators, that takes many months to build and deliver. Because these items sit on the critical path of a build, operators place orders or reserve factory slots before final design is complete. Delivery times for large power transformers and medium-voltage switchgear have commonly stretched to a year or more during the AI build-out, so a campus can have its shell finished and still wait for energization. Developers manage the risk by buying equipment early, standardizing designs across sites, and signing framework agreements with suppliers. For tenants, long-lead procurement is one reason delivery dates in a pre-lease are quoted as ranges rather than fixed days.
