Powered Land

Powered land is a site an operator has secured with a confirmed grid connection and allocated electrical capacity, but with little or no data center construction started, so the value being sold or acquired is the megawatts of interconnection rather than finished building shell. Developers increasingly announce projects in megawatts of powered land rather than square footage, because in constrained grids the electrical allocation, not the parcel itself, is the scarce and bottlenecked asset; a 2026 land deal in Bekasi, Indonesia, for example, was described by its buyer as 240 MW of powered land across four planned 60 MW buildings. Securing powered land ahead of shovels-in-the-ground lets operators queue-jump utility interconnection processes that can otherwise take years, and it has become a distinct transaction category for brokers and investors tracking early-stage hyperscale and AI campus pipelines, sitting a step earlier than build-to-suit or shell-and-core deals.
