GDS Beijing 13 (BJ13)

BJ13 is the first of two data centers GDS is developing on a large owned-land site in Beijing's Tongzhou district, undertaken through a joint venture with a private equity fund controlled by CITIC Private Equity Funds Management. GDS initially held a 58% interest in the JV, with the CITIC-controlled fund holding the remainder, structured so GDS would acquire full ownership once construction was complete. Under GDS's original 2020 design, BJ13 was expected to generate about 21,000 sqm of floor area at unusually high power density; by the time construction was under way in 2021, the design had been revised down to approximately 13,903 sqm, with roughly 39% of the building pre-committed to an existing top customer. GDS reported that Phase 1 came into service in the fourth quarter of 2022. Tongzhou is the new seat of the Beijing municipal government and sits about 27 km from GDS's older Yizhuang district cluster (BJ1, BJ2, BJ3, BJ9), giving the company a second anchor point in China's largest Tier 1 data center market. No public disclosure gives BJ13 a specific power (MW) figure or formal tier certification.
