HyperVault Future City Campus

HyperVault, a subsidiary of Tata Consultancy Services backed by private-equity investor TPG, has secured 264 acres in Telangana's Future City near Hyderabad for a phased AI data center campus designed to scale up to 1 gigawatt of capacity. Announced in September 2026, the roughly ₹70,000 crore (about $8 billion) project targets frontier AI labs and hyperscale cloud operators needing high-density, liquid-cooled GPU deployments rather than conventional enterprise colocation. Telangana's government pushed for an aggressive 21-month build schedule, with an inauguration date symbolically tied to June 2, 2028 — the state's formation day — though the campus is explicitly planned in phases tied to customer demand and technology cycles rather than a single delivery date. The operator has flagged green energy sourcing and water-neutral design principles as core commitments, addressing the same land, power and water constraints that have slowed other Indian hyperscale campuses. TPG's co-investment gives the venture both an IT-services anchor relationship through TCS and third-party capital to fund speculative capacity ahead of signed leases.
