Epoch Digital, the Asia-focused data center platform launched by emerging-markets investor Actis in 2024, is developing a green hyperscale campus at Nusa Cemerlang Industrial Park in Nusajaya, Johor, as part of a wider Johor Bahru cluster serving overflow demand from land-constrained Singapore. The Asian Infrastructure Investment Bank approved a $125 million loan for the project, internally named Project Mercury, in April 2026, financing a first phase of 60 MW within a campus designed for 120 MW of total IT capacity. AIIB's project documentation confirms the first phase is fully contracted under an off-take agreement with ByteDance-linked cloud provider BytePlus, and describes construction as nearing completion at appraisal stage, with environmental monitoring focused on dust and air emissions from the remaining works. Epoch Digital has not published a street address, exact IT-load ramp schedule, cooling technology or targeted green-building certification for the site beyond its general description as a green hyperscale facility, and the company's own materials refer to the Johor asset only as its second Malaysian development without using the Project Mercury name publicly. The facility adds to a fast-growing Johor colocation and hyperscale corridor that already hosts YTL, GDS, Bridge, EdgeConneX and Vantage campuses, competing for the same cross-border connectivity and power allocations.
