Why prices sit where they do

Johor Bahru is the closer-in half of the Johor build-out, and the contrast with Kulai is the point: 270 MW across four facilities against 1,118 MW across six a short drive inland, with three of the four already operating rather than half. Smaller footprints, available sooner. What a tenant pays for here is position — sites near the causeway and the network routes onto the island, with AirTrunk, Bridge Data Centres and Open DC on the operator list. That proximity carries a premium over the inland campuses and a discount to Singapore, and modelling the gap explicitly is the whole exercise. None of the four carries Tier III or IV certification, so certification requirements point back to Cyberjaya. The figure that usually decides the deal is not the rack rate: cross-border transit and the Singapore interconnect can erase the saving from Malaysia's $0.129/kWh, so price circuit and colocation together before comparing.
