Sabey Intergate.Seattle

Sabey Data Centers operates its headquarters campus, Intergate.Seattle, on 3355 35th Ave S in Tukwila, part of the Seattle metro, in a joint venture between Sabey Corporation and National Real Estate Advisors. The operator describes it as the largest privately-owned data center campus on the US West Coast, spanning more than 1,000,000 sq ft across multiple buildings (A, B, C, 1, 3 and 5, with Building 5 alone at 566,000 sq ft). Sabey publishes 54 MW of current campus power capacity and a phased expansion plan announced in 2025 adding 6 MW by December 2025, a further 9 MW by the end of 2026 and another 9 MW by early 2028, for 24 MW of new capacity on top of the existing base. The site relies on free-air cooling for most of the year, with an average annualized PUE the operator states at around 1.5. Sabey's own description of the new expansion capacity uses the lowercase phrase 'tier-3 type critical power' rather than claiming a formal Uptime Institute Tier Certification, so no third-party certificate is recorded here. HorizonIQ leases a colocation suite inside this same building and markets it as its own 'Seattle' location, but it is not a separate physical facility — it is a tenant inside Sabey's building and is not catalogued separately to avoid double-counting.
