MPark Stage 2 is the most defined site in the 50:50 partnership between property group Stockland and EdgeConneX, formalised in early 2026 to develop, own and operate hyperscale data centers in Australia. Stockland disclosed in an August 2025 ASX announcement that it had secured power and zoning for more than 100 MW of data center development at MPark Stage 2 in Sydney's north, and said details of the building were still to be determined. The venture marks EdgeConneX's entry into the Australian market and draws on sites within Stockland's existing logistics and industrial portfolio; the partners describe an initial portfolio across Sydney and Melbourne with about 450 MW of power secured in total. Stockland indicated that construction at MPark could start in its 2027 financial year. The 100 MW figure here refers to secured power for the precinct, not a built or energised capacity, and no operational date has been published. The site is adjacent to Macquarie Park, an established Sydney data center submarket.
