Tower 2 is the second building on CapitaLand India Trust's Airoli campus in Navi Mumbai, next to the already-operational Tower 1. CLINT describes it as a 'hyper dense' facility with a planned IT load of 37 MW and gross power capacity of 55 MW, calling it one of the largest single-tower liquid-cooling implementations in the region and citing one of the best design power usage effectiveness figures achieved for a single data center tower in its portfolio. As of January 2026, CLINT had signed a second long-term hyperscaler pre-lease for the tower, part of a trust-wide milestone of pre-leasing 53% of gross power capacity across its three data centers then under development in Navi Mumbai, Hyderabad and Chennai. The tower is scheduled for completion in the fourth quarter of 2026, with progressive tenant handover through the first half of 2027. Together with the completed Tower 1, it expands CLINT's Airoli site into a multi-building campus aimed at hyperscale AI and cloud tenants that need high-density, liquid-cooled capacity in India's largest data center metro.
