Tokyo West 1 is the first campus Ada Infrastructure brought to market in Japan, part of a broader push by the Ares Management-backed developer into hyperscale and AI-oriented capacity across Tokyo and Osaka. The site sits roughly 34 km from Tokyo's central business district in one of the metro area's established data center corridors, with land owned outright and a dual-fed on-site substation carrying 50 MVA of secured power from TEPCO. The campus is built out as three three-story buildings of about 10 MW each for a total of 31 MW of IT load. Building 1 (TKW1-1) was developed first, split into two 5 MW phases, with the first data hall customer-ready from May 2025 and the building's Design Documents certified Uptime Institute Tier III. Buildings 2 and 3 are being delivered in smaller phases from 2027 and are built to be liquid-cooling ready for high-density AI hardware. The operator targets a 1.37 annualized design PUE with zero water used for cooling (WUE=0) across the campus.
