IAD44

IAD44 is Digital Realty's newest large-scale addition to its Northern Virginia campus, a 648,500-square-foot (about 60,250 sqm) building at 43704 Efficiency Drive in Sterling, adjacent to the operator's core Ashburn cluster. The facility runs N+1 UPS redundancy with N+2 cooling and offers space from single cabinets to full private suites, extending Digital Realty's Northern Virginia footprint beyond the original Ashburn campus into neighboring Sterling. Digital Realty states the wider campus already serves more than 150 partners and providers spanning networking, cloud computing, IT, finance and content, giving IAD44 tenants access to that established interconnection ecosystem. Certifications cover SOC 2, SOC 3, PCI DSS, ISO 9001, 14001 and 27001, plus LEED Silver, and the operator markets the building's power and cooling systems as energy-efficient. Security follows the standard Digital Realty campus model: 24x7x365 onsite personnel, CCTV retained for at least 90 days, and biometric or photo-badge access control. At nearly 650,000 square feet, IAD44 is the second-largest building in Digital Realty's Northern Virginia portfolio after IAD39, reflecting continued expansion of the metro's dominant colocation market.
