Keppel DC REIT's China holding sits on the Bluesea Intelligence Valley Mega Data Centre Campus in Jiangmen, a Pearl River Delta city about 100 km southwest of Guangzhou. The campus comprises three seven-storey buildings — Guangdong Data Centre 1, 2 and 3 — fully leased to a single master tenant on a triple-net, 15-year lease. Buildings 1 and 2 were completed in 2019 and 2020 respectively and are in operation; building 3 had its shell completed in 2020, and the REIT's own materials do not describe it as fully fitted out or operational, so it is tracked here as still under completion rather than a stabilised asset. All three buildings were designed to China's Code for Design of Data Centre Grade A GB standard, the country's highest data centre design classification, as stated by the operator. Keppel DC REIT does not publish IT load, floor area or rack figures for the campus, and day-to-day operations sit with the master tenant rather than a Keppel-branded operating team, typical of the REIT's single-tenant China exposure.
