Why prices sit where they do

Chonburi is where the Thai market's generation capacity sits, and the operator list is the tell: alongside NTT, CtrlS and DayOne is the GSA venture of Gulf, Singtel Nxera and AIS — a power producer partnered with carriers. In the Eastern Economic Corridor the scarce input is energised land rather than fibre, so the parties able to secure it are utilities, and they enter data centres as principals instead of suppliers. The catalog records 342 MW across six facilities, four still in the pipeline and three classed AI-ready: a market being contracted before it is built. Thailand's $0.128/kWh, roughly half Singapore's $0.262, is the underlying draw. For a buyer that means asking rates are set in pre-lease negotiation with no published benchmark to anchor against, one site here carries Tier III or IV certification, and backhaul to the carrier facilities in Bangkok should be priced as a separate line rather than assumed.
