Why prices sit where they do

Frankfurt anchors the German market and the wider FLAP-D cluster, and its pull is interconnection: DE-CIX is among the largest internet exchanges in the world, and being on it is the reason tenants accept European power prices. Those prices are the constraint — commercial electricity at $0.283/kWh is nearly triple Virginia's $0.103, which shifts the operating-cost balance decisively toward efficiency. German facilities consequently report some of the tightest PUE figures we track, and energy-management certification (ISO 50001) is close to standard rather than a differentiator. Grid connection capacity inside the Frankfurt city limits is effectively spoken for, pushing new build to Hanau, Nauen and the wider Rhein-Main periphery. Buyers should read the escalation clause carefully here: with power this expensive, how tariff changes pass through matters more than the headline rate per kW.

Frequently asked questions

How much does colocation cost in Germany?

Wholesale colocation in Germany is benchmarked at $250 per kW per month. Retail per-rack pricing varies with density and contract length; power is metered on top of the rack rate in almost every market. Source: CBRE, Global Data Center Trends 2026 (17 June 2026).

Why is colocation priced the way it is in Germany?

Commercial electricity in Germany is $0.269 per kWh, and power is the largest single input into a colocation rate. On top of that sit land and grid-connection availability, interconnection density, and how much capacity competes for the same tenants — 274 facilities in our catalog, 20 of them announced or under construction.

Where is colocation cheaper near Germany?

On power alone, Netherlands ($0.179/kWh), France ($0.173/kWh) run below Germany. Whether that becomes a cheaper contract depends on how much interconnection the workload needs — the comparison table shows what latency the move would cost.
